  • If you do not have a smartphone or internet, you can go online at the local library. All newsletters, rules, declarations, and bylaws are there for you to see, as well as other helpful information and contact information.

Complaints – Per Ohio Condominium Laws and Association rules. All complaints must be in writing and signed.

If a complaint is not signed, the Board will not consider it.  In addition, we won't be able to act on phone complaints; they must be submitted in writing.

2026 OPEN BOARD POSITIONS. There are two positions open this year for a 3-year term. Elections will be held at the Annual Meeting on May   19, 2026, at 7:00 pm at the Clubhouse.

If you wish to run for a Board position, please submit your name to the office with a short paragraph or two, stating the reason you would like to be a member of the Board of Directors by May 1. We will then mail a comprehensive list to the owners before the elections. (Specific positions are decided by a vote of the Board after the Annual Meeting.)

All owners, as well as their spouses, are eligible to run; however, only one may be elected. Spouses wishing to serve on the Board do not have to be officially named on the title. (Domestic Partners are not permitted to run on the Board). Please ensure your monthly assessment is paid up to date.

Spring Clean-up:

We are asking all residents to please trim back any flowers, bushes, or trees that are protruding from the yard over the gutters. The crew has begun mowing. Please note that we are not responsible for any bushes/flowers that conflict with the common areas.

All owners are responsible for maintaining the outside appearance of their rear flower garden.  The outside siding of your back porch must also be maintained and kept free of peeling paint. All back porch siding and window trim must be white. Before remodeling your back porch siding, you should call the office to find out the replacement rules.

You are also responsible for replacing torn/broken screens/shades, whether in storm doors or windows.

Attention Dog Owners: We need to remind all pet owners to pick up after their dogs – anywhere in the community and keep them leashed at all times. When walking your dog, please keep them close to the sidewalk and away from residents' flower beds, landscaping, parking spaces, tree lawns, owners’ personal property, and units' backyards. Let us do our part to keep our community safe, clean, and enjoyable for everyone. Additionally, no dogs are allowed in the playground area, and pet tie-outs are not permitted anywhere on the property

Realtor Open Houses- please be patient and kind if someone parks in your space during a showing. They will not be there for very long.

Grilling Rules:

WHEN COOKING ON YOUR OUTSIDE GRILL, IT MUST BE PULLED OUT TO THE MIDDLE OF YOUR BACK LAWN OR BACK SIDEWALK!!

No grilling may be done in front of units.

The North Olmsted Fire Chief met with us a few years ago and stated that if too many residents are found to violate the rule above, they will force ALL residents to remove their grills. So, please PULL YOUR GRILL OUT TO THE MIDDLE OF YOUR LAWN!!

Pool Information:

The pool is scheduled to open on Saturday, May 23, 2026.  Pool tag forms will be available in the office.  Cost is the same as last year, $30.00 per person, or guest passes 6 visits for $24.00 and 12 visits for $48.00. ONLY CHECKS OR MONEY ORDERS ARE ACCEPTED.

Spring/Summer/ Fall Rules:

It’s that time of year again……

  • Each unit has two hooks on its front porch. These hooks are to be used for hanging planters only--- and no additional hooks may be installed.

  • No more than three potted plants may be placed on your front porch. NO solar or electric lights can be on your front porch except at holidays. Excessive decorative items are no longer permitted. None of your potted plants may encroach upon your neighbors’ porch area or block the postal carrier from reaching your mailbox. Please do not block first responders from your front or back doors, and ensure they can easily move equipment and gurneys in and out.

  • All potted plants in back gardens must be contained within your back garden area. If you have a tree in your backyard, you may plant flowers around the tree, but no potted plants or other decorative items are permitted around the tree.

  • No backyard lights ( other than security lights) are permitted.

Bicycle Space Rental:

There is a $1.00/month charge for each bike in the garage. Please make sure you have a bike tag and are registered at the office. Any bike without a tag will be removed and stored for 30 days. If unclaimed, it will be donated to charity.

Notify the Office:

It is each owner’s responsibility to notify the office immediately of any of the following situations:

  • Change in phone number or email addresses

  • Change in emergency contact information, especially if you are going on vacation. If we do not have a contact person for your unit and there is an emergency, according to our bylaws, we have the right to enter your unit (by force) to address the emergency (e.g., a gas or water emergency affecting the entire building). The unit owner will then be responsible for the repairs.

  • New pets- dog/cat only

  • If you get a new car and /or license plate and are leasing a garage space

Insurance:

Owners should consider adding additional homeowner’s insurance to be sure they are covered for water damage to their unit or any other damage for which the Association is not responsible for repairs. Be sure your insurance will cover hotel accommodations if you need to leave your unit while repairs are done.  The Association is not required to pay for lodging. Call your insurance company for more details and costs.

According to our bylaws, owners are required to carry a homeowners policy which should be filed with the office.

Do Not Assume That the Insurance Has You Covered:

One of the most common mistakes made by owners in community associations is failing to obtain a homeowner’s insurance policy. The unit owner is responsible for insuring all personal property in the unit, such as clothing and furniture. The unit owner must also insure:

  1. All drywall attached to the walls and ceiling;

  2. Concrete or wood subfloor,

  3. Wall and floor coverings, such as wallpaper, linoleum, or tile flooring:

  4. The hot water tank, furnace, and air-conditioning unit, including all ducts, wires, and plumbing connected to those items that serve your unit;

  5. Kitchen and bathroom cabinets, faucets, toilets, sinks, tubs, and other permanent items and fixtures anywhere in the unit;

  6. All utility lines, wires, and pipes from and including the meter or, if no meter, from or to the point that serves your unit;

  7. Non-load-bearing walls;

  8. Any sunroom or patio enclosure, including the brick façade or siding materials.

  9. Any improvements you make, or a prior owner makes, to your unit or limited common element.

  10. Balconies

WEEKLY BULK REFUSE PICK-UP EVERY THURSDAY MORNING.

You may set items out on Wednesday after 5pm on the tree lawns of Country Club Blvd. only

DO NOT  place bulk items by dumpsters.

Break down all cardboard boxes before placing them in the dumpsters.

Sanitary Sewers- Please do NOT flush wipes of any kind down the drain.  Sanitary wipes are NOT biodegradable.  They clog up sewers, and repairs are extremely costly.  Many sewer drains are checked with a camera, jetted, and descaled.  If we find that your unit is responsible for a backup issue, you will be sent a letter for the repair cost.
